Below please find the answers to many of our frequently asked questions as well as our recommendations for an itinerary that would make this your best vacation ever. If you have any questions please do not hesitate to call Mike at 201-803-4684.


Information you need to know and information we need to tell you:


How many people can stay in the Villa?


Please note that Florida law puts strict limits on the number of occupants permitted to stay overnight in vacation homes. A 6 Bedroom home allows a maximum of 14 persons.


Please note that the authorities police this law and that they have the power to spot-check homes at any time for infringement. In the event of higher occupancy than that permitted you will be required to vacate the property. In this event there can be no refund of the rental payment.


What is your cancellation policy?


Payment is due 30 days prior to your arrival date, you will be sent a reminder 60 days before your arrival date. If you cancel your reservation with us up to 14 days prior to your due arrival date you will lose your deposit. If you cancel your reservation within 14 days no refund will be given. If final payment is not received in time, a $50 a day late fee will be added to the balance.


What address will I be at?


The address of the Bellagio is 7930 Golden Pond Circle, Kissimmee, FL 34747.


If there are several members of your party arriving at different times, we would need to know so that we can leave sufficient keys and directions in our lock-box. You may also use the lock box as a place to leave messages and directions for other members of your party. If you need more information on this, please call us prior to arrival.


Can the Pool be heated?


Yes, the Pool can be heated. Pool heating must be booked in advance of arrival to be guaranteed. There is a supplement charged of $35 + tax per day. Pool heating, if required, must be ordered for the entire length of your stay, and will not be available for just part of your stay - unless you are staying several weeks, in which case an arrangement can be made.


During winter months, pool heaters will generally heat the pools to around 85 degrees Fahrenheit. If the air temperature, however, lowers to 55 degrees or less, then although the heaters operate for longer hours than in warmer weather they will not be very effective and the water temperature will not reach a comfortable temperature. We regret that in these circumstances a refund of part or the entire supplement paid is not possible and your understanding of this important matter is an essential part of this reservation.


Can my friends and family contact me during my stay?


Yes, the phone which allows you to call anywhere in the US and Canada for free, can accept calls at 321-677-3032. The villa is also equipped with with Wireless Internet Accesss and a Desktop Computer.


What should I bring to the Villa?


Although we try to provide as much as possible, there are things that a guest might desire which are not provided. For example, you may wish to pack your own washcloths and beach towels as these are not generally provided. Please be careful not to use the bathroom towels by the pool as the pool chemicals can bleach them.


Since, unlike hotels, we do not have a supply closet down the hallway, anything that gets used up cannot be re-supplied, such as paper towels, laundry or dishwasher detergent, soap, trash bags and toilet paper (an initial supply of which is left in each bathroom). There is a full service grocery store within an easy drive of our home where these items can be purchased. If you ordered a “crib” it is important to note that we provide only a small portable “Pak n’ Play” and you will need to provide the linen. We can also supply a BBQ Grill if you wish.


Can I smoke inside the Villa?


Our home is a non-smoking property. If you smoke we request that you do so outside. Thank you for your help and understanding.

We work hard to please you, but nothing is forever perfect. As with all properties, our home encounters unexpected maintenance problems from time to time. If you are dissatisfied with the home, please contact us immediately. You can reach our management company at 407-397-9640. We will be happy to listen. Our policy is first to put right anything that is wrong.


On returning your key at the end of your stay, please inform us of any maintenance items that need attention so that we can have them put right for the next guests.

MIKE and MIKE’S SECRET: Ohana is a great place to park when traveling to the theme parks as there is much less traffic and you can take the ferry or train right over to Magic Kingdom or Epcot.


25. Victoria Alberts: Located at the top of the elegant Grand Floridian Resort which is on the Seven Seas Lagoon, just across from Magic Kingdom; offers elegant, formal dining with a fixed five-course meal (Formal Attire required).

28. The Latin Quarter: At City Walk, offers great Latino nightlife, food and music. Gets quite loud.


29. Mythos: Located in Island of Adventure right near Poseidon’s Fury; offers thematic environment and well prepared American style chicken, seafood and beef around a Greek type taste.


30. Hard Rock Café: Located in the Hard Rock Hotel at City Walk; just what you would expect at Hard Rock.

Note! The times of the following shows vary according to the time of year. Guests should contact the Disney Priority Seating phone number (407-939-3463) and ask the correct times for the following shows so that dinner reservations or other activities can be fit in around these amazing shows which are included in your ticket price.




Here are some suggestions and helps to make the best of your Disney experience. Please note, it’s important to ask about the times for the evening show at each of the three parks (Magic Kingdom, MGM, and Epcot). Depending on the time of year, these evening shows vary with regard to their scheduled time. Ask about them. o Arrive at villa.


o Unpack, get comfortable, pour a drink and relax in the heated pool for the day.


o Maybe go to the Food Store to stock the house.


o Go to any of the restaurants on Highway 192 for dinner and then go to Downtown Disney for the evening.

SUNDAY – SEA WORLD (Open 9 AM – 8:30 PM)


o 1 Day Park Pass - $49.95 Online Price (must be ordered in advance)

o Wake up early for a good breakfast at home.


o Off Disney property to Sea World (Directions are attached.) This park is vast and requires a full day, taking your time. Hit all the live water mammal shows plus the few rides that are a blast. This park closes at 8:30 PM.


o Make sure you stay for the show Mystify which usually starts at 10:00 PM


§ Mistify" brings to life the majesty of the sea in a way only SeaWorld can, by immersing guests in a vivid underwater adventure that encompasses both sea and sky. SeaWorld’s center lake is stage to the spectacular featuring larger-than-life marine creatures on 60-foot mist screens, 100-foot fountains, flames on water and dazzling fireworks.


§ From the shores of The Waterfront seaport village, “Mistify” soars against a backdrop of stars as it conveys the incredible power and beauty of an underwater wonderland as seen through the imagination of a young child. Guests are immersed in the dynamic show as they view the up-close action and magnificent effects of “Mistify” from the edge of The Waterfront harbor.

Sea World Tips:


Ø Bring a waterproof camera to capture great action shots of kids in the "Shamu Soak Zone"!


Ø Check out the question and answer session at the Penguin Encounter®. A penguin expert answers questions while feeding and interacting with the penguins inside the icy habitat. One lucky guest who answers a special question correctly will go behind the scenes. Q & A session may be cancelled without notice.


Ø Take your seat for the sea lion and otter show at least 45 minutes before Clyde and Seamore take over Pirate Island. You won't want to miss the zany preshow antics!


Ø Temperatures in Orlando can get quite high - especially in the middle of the day. Plan to take in these "cool places" when the thermometer rises: Wild Arctic®, Penguin Encounter® and Nautilus Theater.


Ø Arrange to have lunch when one of the large animal shows is going on in the stadiums. The restaurant lines are the shortest at this time.

o After Sunday Worship at your local church, (please call for times and locations) head to Magic Kingdom! Do not park in the usual Magic Kingdom parking lot. Rather, park at the Polynesian Resort on the Seven Seas Lagoon. Walk through the hotel lobby; pass the beautiful pool area to the dock where the relaxing water transport will whisk you five minutes across the lake right to the entrance of the park.


o Dinner reservations at Ohana in the Polynesian Resort can be made for 6:30 PM (407-939-3463). Around 5:00 PM take a break from the park craziness and bring the kids to the boat and cross to the Polynesian for refreshment by the pool or in the lagoon. Enjoy a drink while watching the kids swim. Clean up in the hotel shower rooms poolside and go upstairs for your delicious all-you-can-eat Hawaiian family style dinner at Ohana.


o After dinner cross back to the Magic Kingdom, now beautifully lighted. Get the family situated curb-side on Main Street for the Spectro Magic Laser Parade and Wishes. The boat will run two hours after the park is closed so don’t worry about making it back to the car right away.

o Head to Animal Kingdom today. Take a morning swim at the villa; fix a good breakfast, and head to the Park which usually opens at 9:00 AM. Be sure to hit the Animal Kingdom attractions listed above and get lunch in the Africa section of the park where food is quick and quite good.


o Since this park closes early due to the animals, usually at 5:00 PM, tonight would be a good time to make dinner reservations in Downtown Disney and perhaps check out Disney Quest (Arcade) for a couple hours with the kids. You may want to return to the villa to change first or simply bring nicer clothes with you in the car.

o Today, we go off Disney Property and head for Universal Studios and Islands of Adventure. These two parks are linked with a common entry ticket. To get to both, park at Portofino Bay, a fine hotel modeled after an Italian village. Walk through the lobby and across the back piazza to the boat transport. This five minute ride drops you off at the City Walk which is a great pedestrian walk with shopping, entertainment and restaurants on either side of the street. The two parks are about one hundred yards from the drop point.


o Universal offers movie oriented experiences and rides and Islands of Adventure is an awesome amusement park packed with great rides the kids, big and little.


o Spend the first half of the day in Islands of Adventures


o After lunch, head into Universal Studios. Be sure to hit all the rides and attractions.


o Be sure to make a reservation at Margaritaville. Stop in for a specialty margarita and an excellent dinner. (Reservations - 407-224-2155).
